Description

Harbinger Land, a nationwide land-services firm supporting U.S. energy and infrastructure since 2012, is adding experienced contract (1099) title professionals to our Ohio team; people who want to work smarter, not just harder.

This is title work with modern tooling. You'll pair your expertise with AI-assisted title technology that takes the tedium out of the process, sorting documents, extracting deed and instrument data, and speeding up runsheet assembly, so your time goes to the analysis, chain-building, and curative that actually require judgment. You'll move faster and take on more tracts than traditional title work allows.

Day to day, you'll run chain of title and prepare runsheets and title/curative reports on energy and right-of-way projects across Belmont, Jefferson, Monroe, Noble, and Guernsey Counties, working from county Recorder, Auditor, Probate, and Clerk of Courts records. Surface and mineral (severed-estate) work is included.

Engagement: Full-time 1099, remote-friendly. Onboarding and title technology provided before your first assignment.

Requirements

What we're looking for:

5+ years of title research / abstracting experience (oil & gas, energy, or right-of-way a plus)

Fluency with Ohio county land records and legal descriptions (aliquot and metes-and-bounds)

Working knowledge of mineral title, the Ohio Marketable Title Act, and the Dormant Mineral Act is a strong plus

Enthusiasm for AI-assisted title tools and new technology. We'll train you on ours.
